Hmm I might disagree since much of the items I store are hardwoods, tubes, audio gear, quality tools and records. Just the tubes have appreciated greatly and receivers and turntables I refurbed have quintupled in price.

Well some started investing in tubes sooner than others. I am not even off the ground floor by comparison.

Now as far as junk stored away. Today I made a list of replacement values for all kinds of items. $10k might cover it. The tornado dispersed the junk far and wide. Fortunately being retired allows me to deal with all of this.

Actually, come to think of it I have yet to make an itemized list of my audio gear and headphones in case I ever need to make an insurance claim. I probably should work on that.

Such laws aren't exactly infallible. Even Jason gets a release date right on occasion.
